STRENGTH

GPC is a team and a network of full time, part-time and freelance consultants. This gives it the ability and flexibility to assemble a multi-disciplinary team for a specific assignment. For over 10 years GPC has been able to complete unique valuations and other consultancy services professionally and on time based on this attribute.

Land Development and Feasibility Studies

GPC conducts site assessments to determine highest and best use of the site. It also conducts site feasibility studies which helps decision-makers have a holistic view of the potential benefits, disadvantages, barriers and constraints that could affect its outcome. The main purpose of a feasibility study is to determine whether the project is not only financially viable but also beneficial from a technical, legal, physical planning, environmental, social and market perspective.

Land Acquisition and Property Transaction Advisory

Land acquisition for either private or public infrastructure development takes a process taking into account social, environmental, legal and financial consideration. GPC provides procedural guidance and takes necessary steps to research, document and negotiate the acquisition of the land or site required for infrastructure development. GPC is well vested with international standards for development induced land acquisitions such as International Finance Corporation (IFC) Performance Standard (PS -5) and World Bank Environmental and Social Safeguards Standards.

Estate Agency

GPC arranges the sales, renting of homes, land, offices, warehouses and other buildings on behalf of owners and renters. This involves inspection, market advisory and negotiations for and on behalf of either buyers or sellers of property. GPC is registered with Zambia Institute of Estate Agents under Act 21 of 2000.

Facilities Management

Facilities Management Services under GPC ensure our clients’ premises function with comfort, safety, sustainability and efficiency. Ensuring that offices meet the needs of changing organisations and evolving workforces, and guaranteeing the safest workplaces possible. GPC facilities management services also focus on environmental, social, ethical investing and corporate governance issues

Resettlement Action Plans (RAPs) & Implementation

For all projects that involve involuntary resettlement or relocation, a Resettlement Action Plan (RAP) is required during project preparation. In very rare cases, RAP may be done at the same time with implementation phase. This, however, requires that during project preparation and prior to the approval of the project, a resettlement policy framework is prepared with informed participation of affected communities.  RAP involves establishing:-

  • legal and policy framework
  • extent of impact and resettlement,
  • implementation arrangement,
  • compensation and livelihood,
  • budget and financial arrangement,
  • monitoring and evaluation, and
  • grievance redress mechanism (GRM).

Our Story

Global Property Consultants was registered in Zambia with PACRA in December, 2011. Since inception in 2012, GPC’s major focus has been the provision of property management and asset valuation services.

 The Firm was founded by the undersigned, a registered valuation surveyor with fourteen (14) years working and consultancy experience in both public and private institutions. He has been the Asset Valuation Consultant on the just completed 350 million dollars USA and GRZ funded project through Millennium Challenge Account- Zambia.  He has also consulted as Lead Valuation and Property Management Expert on other projects for both local and international organisations such as Tetratech Inc (Zambia) a USA Engineering Firm and Southern Africa Litigation Centre (SALC)- South Africa, Leighday – United Kingdom, Workers Compensation Fund Control Board, Zambia Railways Limited, Development Bank of Zambia as Lead Consultant whilst working for Bitrust Real Estate- a Zambian Consulting Firm.  He has worked on various bank loan valuation assignments and other property related assignments.
